Business Bay, located to the south of fashionable Downtown Dubai, is a conglomeration of residential, commercial, and business areas. It provides the greatest environment for both domestic and foreign industries. It includes around 240 structures, both business and residential.

It encompasses approximately 46.9 million square feet, of which 22.1% is designated for residential use, 18.55% for commercial use, and the rest 59.4% for mixed use.

This is Dubai’s fastest growing neighborhood. Business Bay is a new district in the city center located between Al Khail and Shaikh Zayed roads. The promising area is comprised of a mix of residential and commercial structures, many of which are currently under construction, as well as a few elite hotels such as The Oberoi Dubai and The Taj Dubai.

Business Bay already has several stunning structures. The JW Marriott Marquis Dubai Hotel is the world’s highest hotel, a 72-story, 355-meter twin-tower building built at a not-insignificant AED1.8 billion.

There are no schools yet, although there are plenty in the surrounding areas.

The buildings in Business Bay have outstanding architecture and breathtaking landscape gardens, as well as massive commercial malls that provide numerous amenities to the residents and business professionals that stay there. It has adequate public transportation connections and taxis are available at all times.

Aside from these activities, resident units feature amenities such as a swimming pool, gym, steam room, and sauna. Conference rooms and a café are also available in the business flats.

What is it useful for?

New high-rise buildings with high-quality furniture and amenities.
Rents for apartments are reasonable.
Inner roadways are wide.
The Dubai Mall and the DIFC are both easily accessible.
The Burj Khalifa is only 1 mile away.

What’s the problem here?

Aside from some partial canal views and a tiny park near Executive Towers, there are no scenic vistas.
Reliable roadways that might alter in a matter of weeks.
